How the score works. Each lot is compared with every other house lot in Los Gatos: lot size counts 30%, age of the home 20%, years since it last sold 20%, a lower last sale price 15%, and an owner who lives elsewhere 15%. A missing fact scores the middle, not the top. The score ranks opportunity to approach an owner; it is not an opinion of what any property is worth. Sale prices and dates are from public record and may be incomplete.
