Investor Exchange · Los Gatos

Sell a rental without emptying it.

A tenant in place is an asset to the right buyer and an obstacle to everyone else. The Exchange puts the two sides in one room: owners who would sell at the right number, and investors who buy occupied property on purpose.

Two sides

Owners publish. Investors browse.

If you own a rental

Publish it, keep the tenant

Enter the address, your asking price, the current rent and what’s left on the lease. Add photos and a description — paste it from your own rental listing. Tim reviews it, adds a signed opinion of value, and publishes it. No showings on your tenants, no vacancy, no staging.

If you buy rentals

See what’s actually available

An account gets you the operating memorandum on every published property — price, rent, lease terms, and Tim’s analysis. Accounts are free. Nothing is visible without one, which is the point: these owners aren’t publicly listed.

How a listing gets published

Four steps, one of them yours.

01

You state the facts

Address, asking price, current rent, lease remaining, photos, description. Your figures, published as stated by you.

02

Tim reviews it

He adds an opinion of value and positioning, signed in his own name and licence — never something the platform computes.

03

It goes live

Only to account-holding investors in Los Gatos. You can withdraw at any point before a purchase agreement is signed.

04

An investor writes

Offers reach you through Tim. If you’re exchanging, he refers a qualified intermediary and an agent in the market you’re buying into.

Terms, stated plainly

A 3% transaction fee if the Exchange pairs you.

Real estate commissions are fully negotiable and are not set by law or by any association. Any fee shown reflects McMullen Properties' own offering only; your actual costs depend on the terms you negotiate.

Buying an exchange property

Looking for the other half of your exchange?

Commercial and multifamily inventory outside Los Gatos lives on LoopNet and Crexi. Tim refers you to a commercial agent in whatever market you’re buying into — the referral is the service, not a database we resell.
